What does Tri-M Design & Build do?

We’re a residential construction company specialising in bespoke homes, townhouse developments and high-end renovations. Our team brings together civil engineering, building, construction and project management experience, providing comprehensive project delivery from design through to handover.

Where do you build?

Our completed project portfolio is concentrated across greater Melbourne, particularly the inner and northern suburbs, including Pascoe Vale, Coburg, Oak Park, Glenroy and surrounding areas. New building projects are undertaken in accordance with the registration, licensing and insurance requirements applicable to the project and location.

Do you only build from architectural plans?

Not at all. We can work with your existing architect or designer, or we can connect you with one of our trusted partners. We also assist with design-and-build packages if you’re starting from scratch.

Project & Build Process

How long does it take to build a home or development?

Project timelines depend on scope and approvals.

  • A custom home from 12- 24 months, depends on complexity.
  • A townhouse development may range from 9-12 months depending on complexity.
  • We’ll provide a detailed timeline during your proposal.
What’s your typical process from start to finish?

Our process is designed to give you peace of mind from day one. Building a home can feel overwhelming—but with TRI-M, you can sit back and relax. We take care of everything, so you don’t have to.

Here’s how we work:

  1. Initial Consultation & Site Assessment
    We meet to understand your vision, assess the site, and discuss feasibility.
  2. Design Development or Plan Review
    Whether you’re working with your own designer or starting fresh, we help shape a clear, buildable concept that reflects your style and needs.
  3. Permits & Documentation
    We coordinate the required approvals and documentation, including planning, building permits, engineering and compliance requirements, working with the relevant registered building practitioners and consultants as required.
  4. Construction & Site Management
    Our building and project team oversees and coordinates every phase of construction with care and transparency, working with the appropriately registered building practitioner and relevant consultants for each project.
  5. Final Handover with Warranties
    Upon completion, we present your finished home with all warranties and documentation. We also coordinate final interior touches and optional styling assistance to make the space truly move-in ready.

Budgeting & Payments

What is the minimum project budget you take on?

We don’t set a minimum budget—because every project matters. Whether it’s a kitchen renovation, a new custom home, or a multi-townhouse development, we tailor our approach to suit your vision and scale. At TRI-M, we believe in quality over size, and we’re just as committed to the details in smaller projects as we are in large builds.

Do you offer fixed-price contracts?

Once plans and documentation are finalised, the appropriate building contract and pricing structure are confirmed for the project, providing clear scope, inclusions and cost transparency.

What’s included in your pricing?

Our pricing is comprehensive—covering site setup, materials, labour, warranties, project management, and post-build support. We break this down in your proposal to avoid surprises.

Renovations & Custom Work

Do you do renovations or only new builds?

We do both. We take on significant renovations, extensions, and reconfigurations where architectural integrity and build quality are priorities.

Can I live in my house during a renovation?

This depends on the scale and stage of work. In some cases, partial occupancy is possible—we’ll advise you during planning.

Licensing, Warranty & Support

Are you licensed and insured?

Building work is undertaken under the appropriate registered or licensed building practitioner and the insurance arrangements required for the particular project and jurisdiction. Registration, licensing and insurance details are confirmed as applicable to each project.

Do you provide warranties?

Yes. Applicable statutory warranties, mandatory building insurance or home warranty cover, compliance documentation and any agreed maintenance obligations are provided in accordance with the building contract and the requirements applying to the particular project.

    You’ll receive a detailed handover pack, all compliance certificates, and a direct line to our team for post-build support. We’re just a phone call away if you need help.
